A benchmark, not a verdict

We look up your postcode, find its local authority and compare your rent with the ONS monthly average for the same bedroom count. The comparison uses a published dataset stored with this site, so it does not depend on the ONS website responding to each search. The month shown is the period the figures cover, not a live estimate. “Close” means within 10% of that average; this is our comparison rule, not an ONS fair-rent range.

The average is a starting estimate of local rent. We don’t adjust it for your home’s condition, size in square metres, furnishings, street or included bills. A higher rent alone doesn’t prove you’re being ripped off.

Know what you’re comparing

ONS figures cover new and existing tenancies in England and Wales. Local postcode benchmarks currently cover England and Wales. Scottish figures use broad rental market areas, and a verified postcode mapping is not yet available here. Northern Ireland and some small areas do not have a matching bedroom-level benchmark. Unsupported areas still get rental search links.

Weekly rents are converted using 52 ÷ 12. Four bedrooms means the ONS four-or-more category. Rental portals show asking prices, which can differ from the ONS average. We attempt to retrieve the first public search-results page from Rightmove and OpenRent, then filter it for your bedroom count and a one-mile straight-line distance. This is a limited sample, not an exhaustive search. Live retrieval may be unavailable or delayed. Zoopla is a search link only.
